Income/ Employment Requirements:
· 1 year verifiable income – 3 most recent pay stubs
· Verbal verification of employment
· Gross monthly income equal or greater than 3 times the rent or lease amount
· >Self employment must be verified with last year filed tax records and last 3 most current bank statements.
· In the event of a co-signer; co-signer must have income greater than four times the rent or lease
· Bank statements, alimony, child support, trust funds, social security, welfare, and grants are acceptable income
Credit/ Rental History requirements:
· Satisfactory credit – We look for no bankruptcies within last 12 months, no utilities in collections, no late payments in the last 6 months
· No evictions in last 7 years
· No outstanding or unsatisfied housing related collections or judgments.
· Positive rental verification for previous 6 months
· Students may have a cosigner if necessary do to income reasons
· Prior homeowner’s history will be verified by mortgage payment history
